Property owners in our community have every right to rent their property to tenants. However renting property to a third party or allowing a third party to stay in the residence does not mean the property owner no longer has a contractual obligation to follow the covenants and bylaws. Tenants and tenant actions are the responsibility of the property owners who lease or loan the property to them.

To help new tenants or property owners integrate with the community, the board feels the following information needs to be shared with the property owners and with their tenants or guests.

Welcome to the Oaks at Egret Bay
Greetings new neighbors! We are a small, friendly community and we hope your life here is pleasant and safe.
Because our townhomes are in such close proximity to one another and because we strive to live in harmony, we want to share some of our most pertinent rules from our homeowners covenants to ensure our mutually pleasant living conditions.
Below is a list that is not comprehensive, but covers several vital points. Your landlord will be notified if any violations are noticed.
  • Parking is limited.  Residents must park their vehicles on their own property.  Parking spaces are for guests only and need to be vacated by 2:00 AM. Residents and guests should be prepared to park outside of the community on Henderson Drive and enter through the walkway gate if no parking spaces are available. The walkway gate code is available upon request.
  • Residents of the community may request short term overnight parking for guest vehicles only by following the Overnight Guest Parking form link on the Home page.
  • Vehicles are not allowed to be parked in or over fire zones, in the street, or extending from the driveway into the street. Violators will be towed.
  • No modification of the outside of the residence is allowed without landlord and subsequent townhome association approval. This includes the installation of satellite dishes, fences, or plants that are or will be more than 6 feet in height.  
  • We try to keep our community neat and tidy. Make certain all garbage is placed in a covered trash can and placed by the curb on Mondays and Thursdays. Please move the trash can out of sight of the street after it has been emptied.
  • We are a quiet community and request that noise be held to a minimum. No noise is to come from the residence or the property after 10:00PM weekends included.
  • We do not allow free roaming pets. Dogs that defecate outside should be kept on a leash and their excrement picked up and disposed of properly.  
  • Renters are allowed to use the deck. Please be sure to clean up and be aware that boats and other private property are located below. Planned parties will need landlord and subsequent townhome association approval.
  • Renters may temporarily use unassigned boat slips with board approval. Contact your landlord with questions.
  • Our waterfront is very dangerous. Children need to be supervised at all times in the marina area.
  • All boats are private property and should never be boarded or have their lines or lifts disturbed by anyone who does not have the owner’s permission.
  • Outdoor grills on balconies are not permitted as they are a violation for City of Webster fire code.  Outdoor grill that are not in use need to be covered or shielded from view from the street.
