Attendees:

Board Membership:
The three board members were in attendance. They are John Talley - President, Chris Kall - Vice President and Larry McEvoy - Treasurer.
Parking:
Since January 1 of this year we have received 60 requests from our Overnight Guest Parking Page for overnight parking. This indicates that residents are keeping their vehicles on their own property and leaving the nine public spaces open for visitors and short time usage.
Exit Gate:
Recently the exit gate had a catastrophic malfunction. The gate actuators have been in service every day since 2006 - opening and closing 30 - 40 times a day for 17 years. After inspection by H&R Operators the board decided to replace the actuator rather than trying to repair it.
Since the entrance actuator is the same age we are adding another actuator to our 2024 budget.
Water:
Webster has raised rates for for water and is planning to do it again. Consequently we have lowered irrigation in our plant beds areas. Hopefully this will not damage the trees and shrubs we have been planting since 2022.
Resident Discussion:
Issue was raised by a resident who had a car follow them inside the gate. Rather than going to her house she left the complex and the the other car left as well. Please keep in mind that Webster PD is very responsive. The direct dispatch number is 281-332-2426 option 5.
We discussed the ability to have a resident have their name on the gate controller. This allows the resident to open the gate with their cellphone and is available at no cost.
There was a question regarding large palm stumps in the public area by the dock. Currently we've been told that the grinders used to remove the stumps are too large to get down to the dock. However it is being looked into by a resident - thanks Travis.
There being no further business before the HOA, the meeting was adjourned.
